Cyclical Inspection Program

Beginning in 1993, the Massachusetts Department of Revenue requires each community in the Commonwealth to conduct a revolving Cyclical Inspection Program every nine years for verification of property information on file in the Assessors Office. This information is entered into a computerized assessment program, which produces a property record card for each parcel listing the most recent data collected for assessment purposes. Property owners may obtain a copy of their record card from the Assessor's Page of the Town's website or by calling or visiting the Assessor's Office at Town Hall. (see below).

The last cyclical program was completed for fiscal year 2002, and the most recent program was completed for fiscal year 2011. The current Cyclical Inspection Program recently began in October 2011 and must be completed for fiscal year 2020.

Each year, the Assessors hire a representative to visit and inspect a certain number of neighborhoods, in an organized manner, as weather and other conditions allow, to compare and verify all property characteristics listed on each record card. An exterior inspection, including measurement of all buildings, is done and an interior inspection is requested. If no one is home, a card is left on the door to advise that a representative of the Assessors was there and to request an interior inspection by appointment, by calling the Assessor's Office at Town Hall.

The Assessors also conduct other property inspection programs, as necessary, to collect data on building permits, real estate sales, etc., because all property values are affected by physical property changes, as well as the real estate market.
